Can my landlord charge me for a trash compactor...

Last week it stopped working and whenever we turned it on it shorted the electrics for the entire flat.

I left it turned off for a while but it began leaking underneath the sink.

He had a look at it and said that the metal inside has been damaged, possibly by some cutlery or something solid falling inside.

He is going to remove the unit completetley and charge us £85 for it.

Can he do that?

What does your tenancy agreement say?

Subject to your tenancy agreement saying anything to the contrary, if you have damaged the item by misuse (deliberate or accidental) he should replace it and you should pay the full cost. He should not simply remove it without replacement if it is part of the inventory.

I would be concerned that the electrics of the whole flat were affected by the malfunction of this one item.

We have just got out property back from renters and the kitchen window latch is broken leaving the window open permanently. We have been told by the company we rented with (Martin and Co) that unless we can prove the damage is wilfully caused, we cannot claim for anything back. A bit of a shitter really.

You should get your property back in the condition it was in when you let it but should allow for fair wear and tear. If the window latch is something which will break from time to time even when used properly, it is down to you; otherwise it is down to the tenant. It's not unknown for letting agents to do the minimum possible for their money and to 'follow the line of least resistance'.

Agencies are wankers, James Sellicks and a landlord doubled the deposit to 3k after I'd verbally agreed a price and paid all the fees. My mate owned an agency and he would always tell me the industry was made up of a bunch of arseholes and crooks.
