PDS. I had a meeting with a mortgage advisor last night (although about life insurance rather than a mortgage).

He said that there are plenty of 90% deals around if you know where and how to look but you will pay a higher rate of interest for the privilege, around 5.5%. The more deposit you have the better deal you can get.

He will come out and meet you both and chat through your options and as I understand it, it is free of charge as he gets commission from the mortgage companies but you would want to pin this down with him first. He is a good contact through my work so i have no problems recommending him.

I spoke to an advisor about buy-to let mortgages recently and there are mortgages available, you should be ok with your 15k. Other thing to do is to explore the housing market for houses less than 100k, of which there are plenty in Leicester. (Too fecking many on my road for one!! )
