But its one thing to let your desire for the unattainable cloud your judgement but to think taking this risk is little or no risk at all by thinking that 'yes, if we draft a document all contingencies will be taken care of..' is mistaken. Life isn't like that. I'm afraid, it really isn't. Once you're all in the house together, its a different ball game. People will see and feel about things differently. New contingencies and circumstances will arise that the docment didn't forsee or - more likely - the signitaries didn't really realise the situations that would arise, the many householder and on-going decisions that would need to be taken, the costs involved, and the difficulites in decision-making. Particularly unanamous ones.Document or not, without being unnanamous on things, trouble is building up after each and every decision.
True, but then again none of this might happen, and you end up wondering "what if..." if you haven't taken the risk. Sometimes you have to speculate to accumulate to get what you want. :102:

Oh, and I may be an idealist here, but I think friendships - especially between best friends - are more important than bricks and mortar. Keep them, and don't risk them. You'll always have a roof over your head (rented or not), but you might not keep your friends.

Yes, that's right we are agreed on that. It is a gamble, no question.

is now a good time to buy? I'd wait a couple of months at least to see what happens to interest rates, market etc.

I'm going to just eat lots of eggs and keep 'em crossed.

It is rather depressing, there was lots of interest prior to the HIPS coming in but then it died rather dramatically and I havent had a sniff of interest since... blinkin marvellous :icon_roll

I disagree. With properly drafted contracts, there should be no problems on that side, and if the ground rules are laid down and adhered to, there's no reason why it shouldn't work out in terms of day to day living arrangements.

Houses for multiple occupation are on the increase in the rental market, so it would only be a matter of time before people start to think that they can do it alone and have something to show for it, and not pay money to a landlord.

But if it's a multiple rental and one person wants out it is relatively easy. If you have joint ownership and you have to buy someone out or get a new person then the legal costs / stamp duty will be rather high.

If there are repairs with a landlord it is down to one person to organise and pay. With 4 owners you've got potential conflicts.

Back in the late 80's when property prices were going through the roof it became fashionable for people to buy with friends. One set of best friends I know did this, but one of the lads then got a g/f who the other other lad couldn't stand. She then more or less moved in and he resented her being there using electricity / water / toilet rolls etc without paying a contribution. Neither lad could afford to buy the other out and they couldn't find anyone to buy their share. It wasn't good. They are no longer friends.

I'm not denying that there is the potential for problems. There's no guarantee that any co-ownership will work, whether it is with friends, family, spouses, whatever. They all cost money to sort out when it comes to an end. It's up to those involved as to whether or not they want to take the risk. I personally would, that is all I'm saying.
